House Rules

SECURITY DEPOSIT
1. You are required to pay up to $1000 security deposit for your stay. This deposit is taken through the Airbnb resolution centre (airbnb.ca/resolutions).
2. The deposit will be refunded within 24 hours after checkout if there are no issues with the stay. If there are issues with the stay the host will notify the guest and which specific condition (rule) was broken.

DAMAGES
3. Any damage made to the Property (“Damage”) will be noted and documented. The Tenant will be contacted regarding any repair, or replacement required as a result of the Damage and will be responsible for all costs associated with the repair or replacement. Damages may include but are not limited to: Any physical damage in the property that requires repair, a lost garage opener ($150), excess cleaning above 3 hours ($50/hr). Damage also includes any fines associated with the conditions (rules) of staying.

CONDITIONS (RULES) AND TERMS OF STAY
4. POOL RULES
a. THERE IS NO LIFEGUARD ON DUTY - ALL PERSONS USING POOL DO SO AT THEIR OWN RISK -- OWNERS, MANAGEMENT, AND AIRBNB ARE NOT RESPONSIBLE FOR ACCIDENTS OR INJURIES,
b. DO NOT let anyone under the age of 13 swim without adult supervision,
c. No dogs/Cats are allowed on property at any time,
d. Nobody is to swim while intoxicated,
e. No running in the pool area,
f. Shower BEFORE using the pool,
g. Do not pee in pool,
h. Do not swim alone.

5. POOL MAINTENANCE - The pool maintenance is scheduled for once to twice per week depending on weather. We will try to reschedule this in-between bookings but we will work with the guests if we cannot do it in-between checkouts.

6. PUBLIC HEALTH MEASURES - All public health orders in place at the time of tenancy must be followed, including any applicable masking or face covering requirements. Tenants are expected to be clean, orderly and respectful of other building residents so the residents can have quiet enjoyment of their home.


7. AUDIO/VIDEO/STILL CAMERA SECURITY CAMERAS AND RECORDING DEVICES - This house has security and recording devices (Doorbell Camera + Backyard Camera). Shielding, covering or intentionally interfering with these Audio/Video/Still Image recording devices will result in immediate removal of the Tenant from the Property due to safety and security concerns. Please consider all of the following devices actively record 24 hours, 7 days a week for the safety and security of the community members. If you shield, cover, or intentionally interfere with the camera you will be charged $50/hr for the time taken for management to visit the property or contact you.

8. LATE CHECKOUT – You will be assessed $50/hr for late checkout unless agreed upon the day before. This is to compensate the cleaner for waiting.

9. NOISE - Quiet Hours that are between 10pm and 8am. Noise complaints will not be tolerated and may result in not being able to list the Property for future tenants such as yourself to enjoy. Neighbour noise complaints come at a cost of $200 per occurrence and will be deducted from your security deposit.

10. MAXIMUM OCCUPANCY – The maximum occupancy is 10 people. The Landlord requires notification of, and must provide consent for, any additional tenants or visitors that are unreserved and visiting the Property -- permission MUST be granted for ANY VISITORS. A fee of $100 per person applies to ANY unreserved tenant or visitor that enters the building.

11. Third party bookings are STRICTLY PROHIBITED unless booked by a corporate client. The person on this lease MUST be the person residing in the unit. The Tenant shall not assign this Agreement, the fixed term hereby granted, or any part thereof, nor leave any other tenant or visitors in charge of the Property.

12. NO SHOES IN THE UNIT – At no time can shoes be worn inside the unit.

13. NO SMOKING / VAPING OR DRUG USE. ($500 Professional Cleaning Fee). Smoking is permitted on balcony provided proper disposal of cigarette butts.

14. NO PARTIES / EVENTS / GATHERINGS. If there are any more than the number of tenants/visitors then specified on this lease, $100 fine per person will be assessed. If there is a party occurring the reservation will be immediately cancelled and you will be forced to leave.

15. NO PETS ALLOWED ON PROPERTY WHATSOEVER. ($750 FINE)

The house has been fully renovated and has a cheater on-suite washroom. The house features 6ft privacy fence all around the pool and has a covered gazebo with a gas barbeque to enjoy the hot summer days. It is short distance to universties and colleges. Easy access to highway.
